What do property managers do?
Our professional property management team in Orlando handles your marketing, qualifies your new tenants, handles your lease agreements, rents your property, collects rents and any deposits, handles maintenance and repair requests, plus oversees inspections and the total property management for your home.
If you have 1 or 100 properties that need to be managed, we handle the details so you can get back to being a property investor.

How will you find tenants for my property?
Ackley Florida Property Management knows the importance of securing a qualified rental tenant in Florida. Your property, along with photos, will be advertised on our website, the multiple listing service, AppFolio, and on various rental marketing directories. A property information sheet will be prepared for your property with all the necessary information.
Our homeowners’ satisfaction is something we take very seriously, and it’s why we begin with a thorough screening process. For properties that are not currently leased, we will advertise, show them, and screen your prospective tenants. -
What criteria is used to screen prospective tenants?
- Two years of prior tenant history
- Two years of employment history
- Nationwide criminal check for both misdemeanors & felonies
- Nationwide sexual predator check
- Nationwide terrorist activity check
- Three times the monthly rental amount tied to income
- Overall good credit history (based on a national risk score)
If a tenant does not meet the property management profile, a member of our professional staff at Ackley will contact you for a final decision. In some cases, an additional deposit can be substituted for one of the above. -
How much will my investment property lease for?
Your lease rate is going to be determined by several market factors including the condition of the property, its location, and the rental rates for competing homes in the immediate area. Our Ackley Florida Property Management experts can perform a quick market analysis to show you what other homes in the immediate area have recently rented for and what homes are currently asking for rent. -
Who handles the middle of the night calls?
We do! We are on call 24 hours a day, 7 days a week. Why worry you? That’s why you hired us! Emergencies are quickly prioritized and are handled rapidly. -
What type of properties does Ackley Florida Property Management manage?
We manage long-term single-family homes, condos, and townhomes in Florida. We also specialize in multi-family apartment buildings and commercial space. Most of our properties are unfurnished, and we have experience to thrive with higher-end furnished homes. We do not manage rooming houses, rental rooms, rentals under three months, or Airbnb. We also do not handle HOA grounds management. -
Why shouldn’t I manage my rental by myself?
TIME, RISK, CONVENIENCE! Landlord/tenant law is constantly changing in Florida and it is our job to stay up-to-date so we can protect all parties involved. Management expenses are tax-deductible and we handle the headaches and create a buffer between both parties. It makes sense to let a dedicated professional handle the operations so you can focus on what really matters. -

How do I get started?
Once we receive a signed property management agreement (which is typically handled digitally, not in person) and keys to your property, we will begin marketing your home! Often though, when a home is occupied or not in the best of shape, it is financially beneficial to wait for our vacant/cleaned-up recommendations. This means, our team will do an immediate inspection and assess the situation, then communicate with you as to what we recommend, and what you are comfortable with. We recognize that time is money in rental investing so we move very swiftly once you sign up with Ackley Florida Property Management. Typically, the only delay we will allow is waiting a day or two for great weather before taking photos. -
What is required for me to get my property rent ready?
To ensure your property attracts quality tenants and garners top market rent, please complete the following no less than three (3) business days before listing:
1. Utilities
- Keep all utilities (electricity, water, etc.) active in the owner’s name during vacancy.
2. Paint & Walls
- Patch any holes and refresh paint for a clean, uniform appearance.
3. Light Bulbs
- Use matching, functional bulbs in all fixtures.
4. Flooring
- Professionally clean carpets, tile, or other flooring types.
5. Exterior Pressure Washing
- Wash driveways, walkways, and patios for strong curb appeal.
6. Remove Personal Items
- Clear all belongings from the property.
7. Appliances & Safety
- Verify all appliances and safety items (smoke detectors, etc.) work properly.
8. A/C Filter
- Install a new, clean filter(s).
9. Property Cleanliness
- Professionally clean the interior to “hotel room” standards.
10. Keys & Access
- Provide all keys, remotes, and HOA/community access details.
